IS Architecture has completed numerous projects within the City of San Diego's coastal overlay zone. The firm has shepherded through the process projects that have either required full coastal planning processing, or were designed specifically to meet the City standards as "coastal exempt." The "coastal exempt" process is a design process by which 50% or more of the exterior wall framing is maintained while, in effect, an entirely new home is created. IS Architecture is specifically extremely adept at the "50% + remodel," including designing Ms. Stiegler's own residence by this method.

Ms. Stiegler and the architectural staff are committed to close communication with each client. The communication starts with the initial interview and the detailed personal survey each client completes. IS Architecture is proud of its proven commitment to careful attention to detail. Ms. Stiegler and the architectural staff will assist the client in the selections of finish materials, plumbing fixtures, electrical fixtures and appliances, including joining the client for making final selections at local product showrooms as needed. Ms. Stiegler and your assigned Project Manager will expertly guide the client through all phases of the project and assist with the selection and coordination of other professional services as required by the specific project. Thorough construction documents and construction administration site visits combine to smooth out many of the problems that can be encountered during construction.

IS Architecture works on an hourly basis plus reimbursable expenses. An estimate of architectural services is provided to the client. We make every effort to meet the estimate and treat it as if it is a firm budget. Ms. Stiegler does not determine the architectural fees based on a percentage of the construction costs. Many construction items do not take longer to detail or specify simply because they cost more. For example, a gold-plated faucet is no different than a chrome-plated faucet.

It is important to point out that, while basing estimated budgets off of similar projects we have had in the office can help your overall budgeting purposes, we find the hours spent on pre-design, schematic design drawings, and design development are difficult to predict. These hours vary from client to client and are contingent on how efficiently your design ideas are conceptualized. Examining several floor plan options and style changes can be exciting and a service we are here to provide for you, but can cause design phases to come in much higher than predicted. We understand the importance of a budget and will always keep you updated of any changes to the original scope of work that will affect your budget. IS Architecture is a full service firm that stands ready to serve you. Our comprehensive service includes: the complete design of the kitchen, and bathrooms, and the design of the interior space’s materials, such as beams, crown molding, and tile work (excluding soft goods, like carpet, draperies and furnishings).
